A Restored Victorian House with Exposed Brick and a Kitchen Extension

On a quiet street in London, just north of Hackney Marshes, stands this renovated and extended Victorian terrace house. The four-bedroom house was completely redesigned by Studio Hagen Hall in 2016, creating open living spaces where contemporary materials are paired with historical details.

The ground floor is magnificent, it has been opened up front to back, creating a nice sightline to the garden. At the back, the house has been extended with a modern addition, housing the kitchen and dining room. Doors can be fully opened, creating a wonderful indoor/outdoor living experience.

At the front of the plan lies the sitting room with its large bay window. During the renovation, original features have been preserved, like the brick chimney breast, cornices, and raw plaster on the ceiling. These have been paired with a wood burning stove and cast iron radiators, complementing the 19th-century bones.

The black walls pair wonderfully with the raw brick walls and wooden floorboards. They also make the cornicing stand out beautifully. A marble fireplace mantel sits between the living area and the kitchen.

The new kitchen is extension is modern and continues the exposed brick look from the sitting room. The kitchen has polished concrete flooring and three skylights, making it a bright space.

Large glass doors can be fully opened to create a seamless connection with the outdoors.

The kitchen cabinets are made of stained birch ply, paired with a polished concrete countertop, matching the floor in the kitchen. A seamless kitchen bench is created by the glass doors, creating a social atmosphere to the room.

The hall is fitted with restored original Victorian tiles. It has a steel-framed door with wire mesh glazing, creating an open ambiance and it is a nice combination of old and new.

The main bedroom lies at the front of the plan and features a raw plaster wall behind the bed, matching the raw plaster ceiling in the living room.

The house has two bathrooms. The family bathroom features a bespoke steel-framed shower, a free-standing cast-iron bath, marble micro floor tiles, and white Carrara marble sink tops.
