A Small Home in a 19th-Century London Almshouse Pairs Old with New
Tucked behind gates in south-east London, this elegant one-bedroom home occupies a prime position within the historic Merchant Taylors’ Almshouses in Blackheath.
Overlooking the shared gardens to the south, it is one of the largest apartments of its kind in the development and enjoys a rare sense of calm.
Completed in 1826, the almshouses were built to serve the local community under the stewardship of the Merchant Taylors’ Company. Originally an association of tailors, the Company had evolved into a philanthropic and social organisation by the late 17th century.
The buildings were designed by William Jupp the younger, whose classical sensibility is still evident in the handsome proportions and restrained detailing.

A sensitive renovation in 2019 carefully balanced old and new. Original Victorian features, such as fireplaces, metal-framed windows, and timber wall paneling, were preserved and celebrated, while contemporary finishes were introduced to suit modern living.

A small entry hall opens into a bright sitting room with a picture rail, engineered oak flooring, and a tiled fireplace alcove crowned by the original mantel.

A cast-iron radiator sits beneath a Crittall window, drawing the eye out to the communal gardens beyond. One wall is lined with timber panelling painted in ‘Old White’ by Farrow & Ball, adding texture and warmth.

A central hall is tucked between the living room and the kitchen. The room is color-drenched in a warm terracotta hue.

The kitchen overlooks the small back garden. Modern white cabinets are paired with black knobs, quartz countertops, and integrated appliances.

The walls and ceiling are painted in a soothing gray-green hue.

Gray hexagon tiles with underfloor heating lie underfoot.

To the rear lies a peaceful courtyard garden laid with original brick pavers, an ideal spot for outdoor dining or a quiet morning coffee. A substantial brick coal shed provides practical storage.

The hall between the living room and the kitchen features built-in cabinets as well as the staircase leading to the first floor, where you will find the bedroom and the bathroom.

The stairs are wrapped in a sisal-look carpet from The Unnatural Flooring Company.

The home’s only bedroom is very spacious with bespoke fitted wardrobes and space for smaller storage furniture and a desk.

The walls and ceiling are painted in Farrow & Ball’s ‘Light Blue’, creating a soft, restful atmosphere.

The bathroom is designed in a contemporary style, finished with white tiles, black fittings, and underfloor heating.

Beyond the private space, residents share access to beautifully maintained communal gardens.

The house is listed for £495.000 at Inigo.
