Perched on an elevated plot within the prestigious North Foreland Estate in Broadstairs, Kent, this extraordinary five-bedroom Edwardian villa is a striking example of coastal vernacular architecture.

I am starting the tour in this magnificent orangery that has been added to the Edwardian villa. The grand room with pitched ceilings and skylights houses an open-plan living, dining, and kitchen space. It’s the heart of the home.

At one end, the owners created a cozy sitting area surrounding a fireplace with a fitted wood burner from The Victorian Fireplace with a Carrara marble surround and hearth.

Glass doors give access to a smart pantry with tongue and groove paneling painted in a lovely sage green hue.

Acoya-framed glazing and French doors border the room and give access to the large garden.

The utility room features handmade cabinets painted in Farrow & Ball’s ‘Deep Reddish Brown‘.

Two grand reception rooms lie at the front of the plan, connected with a wraparound veranda.

The walls in this sitting room are painted in Dulux’s ‘Waxed Khaki‘. A carved stone fireplace mantel is fitted with an eco multifuel wood burner inset and flanked by bookshelves.


The second sitting room is painted in Edward Bulmer’s ‘Jonquil‘ and features decorative wall moldings and a large bay window with restored 12-over-one pane windows.


The veranda with a beautiful stone floor connects the two sitting rooms.

A charming home office is tucked behind two stained-glass French wooden doors. The walls are papered, and green bookcases have been fitted into the space.


The door to the entry porch is flanked by original stained-glass panels depicting flowers and foliage. The double-height hall is bathed in natural light. The walls are painted in ‘Botanical Green‘ by Sanderson and Little Greene’s crisp ‘Shirting‘ while restored Minton tiles lie underfoot.



The master bedroom lies at the front of the plan, and its bay windows offer magnificent views of the sea.

The en-suite bathroom features a restored French antique cast-iron tub under the window, with views of the sea, as well as a double wooden vanity with marble top and a walk-in shower. The taps are from West One Bathrooms.

A second bedroom on the first floor is painted in a muted sage green shade and features a stunning fireplace. A glass door gives access to a private balcony.

The bedroom also has its own bathroom with green zellige tiles from Baked Tiles and a freestanding bath.

On the top floor, a large landing with handmade bookshelves gives access to two more bedrooms and a bathroom.






The terrace laid with Dutch clay pavers from London Stone has been dug down and can be accessed via the kitchen.

Beyond the terrace is a sawn sandstone-bordered heated swimming pool, and a lawn bordered by evergreen holly, robinia, and choisya, alongside olive trees, pinus sylvestris, mixed grasses, and palms.

The original timber door gives access to a porch and is topped by a timber-framed balcony that is part of the master bedroom above.
